Aksu Residential Project
On the plot of land located in Aksu, Antalya, which has an area of 6,130 m², a residential project is being developed for IC Hotels, the management company of the Antalya Hotels in the portfolio. IC GYO will lease the Project to IC Hotels for meeting the accommodation needs of IC Hotels employees. The legal permits have been obtained for the project and the construction work started. The Project is advantageously located due to its proximity to the sea and also being in a region where development is progressing.
Urla Projects
Located on the coast of Izmir, Urla is easily accessible from other cities and has become a new center of development due to its advantageous location and the strong demand for housing following the pandemic and earthquake. Particularly with the rise of remote working, the area, which was previously sought after mainly for summer homes, is now chosen for year-round residence. In response to this housing demand, particularly residential projects have been developed in the region. Additionally, with its growing wine and gastronomy sector, the area also has commercial development potential.
The Company, believing in the development of the Urla region, has signed contracts with landowners for two different projects in order to evaluate investment opportunities in Urla, İçmeler.
As a result of negotiations with landowners, the Company signed its first "Promise of Sale and Construction Contract in Exchange for Land Share" in August 2024 for a plot of approximately 174,000 m² located in İçmeler. Depending on the zoning practices of the land, the estimated construction area is approximately 30,000 m², primarily residential. According to the signed contract, the residential and commercial spaces in the project to be developed will be shared with the landowners, and the Company's share in the project will be 50%. Zoning application efforts for the project are ongoing.
The Company signed its second "Promise of Sale and Construction Contract in Exchange for Land Share" with the landowners on April 9, 2025. The Company plans to develop a project consisting of residential and commercial spaces on approximately 47,000 m² of land located in İçmeler. The Company's share in this project will be 50%. Licensing and planning efforts for the project are ongoing.
The Company aims to contribute to both the economic and social change and transformation of the Urla region through high-quality projects that will be developed there by the Company.
DenizKoru New Phase Residential Project
A "Promise of Sale and Construction Contract in Exchange for Land Share" was signed with the landowner on March 27, 2025 for the parcel with an area of 4,559 m². The parcel will be included in the DenizKoru Project, which is being developed in Sarıyer by a general partnership in which IC İçtaş Gayrimenkul (IC Holding Group Company) holds an 80% stake. IC GYO’s share in the project will be 50%. Conceptual design work for the project is ongoing.
